Modern Semi-Detached Villas with Private Gardens

A new community of modern villas in the Rías Baixas. This new development of contemporary semi-detached villas is in A Caeira, in the municipality of Poio, on the edge of Pontevedra. Set in a green, natural setting yet only minutes from the city, the homes combine open, light-filled living with generous private gardens, the kind of space that is increasingly hard to find so close to a provincial capital.

Each villa is arranged over two floors with a roof-top solarium, giving you roughly 172 m² of interior living space plus a covered porch, terrace and private garden of more than 250 m². The flat-roof architecture is clean and minimalist, with façades that combine natural stone and Ecofiber stone-composite, a sustainable, high-resistance material.

Inside the villa. The ground floor is organised around a spacious open-plan living, dining and kitchen area of about 40 m² that opens to the porch and garden, with a guest WC and a utility/laundry room. Upstairs are the bedrooms and bathrooms, while a private solarium on the top level is ideal for sunbathing and enjoying the surrounding views. All four bedrooms are comfortable in size, making the villas well suited to families, couples who like to host guests, or as a high-quality second home.

Quality and comfort. Floors and wall tiling are in Porcelanosa porcelain stoneware, bathrooms are finished in Porcelanosa with thermostatic showers, and the kitchen comes fitted by Porcelanosa with upper and lower units, ceramic hob, extractor hood, electric oven, sink and mixer tap. Interior doors are lacquered with steel fittings and wardrobes have sliding or hinged doors, with luggage shelves and hanging rails fitted. The entrance door is a security door with a video entry system.

Efficient, low-running-cost living. Every villa is rated A for energy efficiency. Hot water and underfloor heating and cooling are provided by a high-efficiency aerothermal heat-pump system, supported by well-insulated façades and roofs. Windows are large-section PVC with tilt-and-turn opening, double glazing and shutters in the living room and bedrooms, for excellent thermal and acoustic insulation. Vehicle charging infrastructure is included in the garage, in line with current regulations.

Built to last. The structure is reinforced concrete (foundations, columns and slabs), supervised by an independent Technical Control Body (OCT) and covered by the statutory ten-year structural insurance. Interior partitions use galvanised steel framing with mineral wool insulation and plasterboard, with moisture-resistant boards in wet rooms.

Optional extras. Buyers can personalise their villa with a private swimming pool and sun-lounger area, a pergola over the parking area, kitchen customisation from the Porcelanosa range, electric shutters with motor control and an optional kitchen island. These upgrades are optional.

Location and connectivity. A Caeira is directly adjacent to Pontevedra, one of Galicia's most liveable cities, known for its pedestrianised historic centre, markets, restaurants and position at the heart of the Rías Baixas. The coast, beaches and Albariño wine country are all close by. Pontevedra's railway station connects to Vigo in roughly 20 minutes, with onward services to Santiago, A Coruña and the rest of Spain. Vigo-Peinador, the nearest airport, is around half an hour away, with Santiago airport offering a wider choice of international connections under an hour away.
